Goldenrod Selects OLINE Construction for Major Fort Worth Project

Construction could begin in the coming weeks on Van Zandt on West Seventh Street, marking the first of two major mixed-use projects for Goldenrod Cos. in Fort Worth’s Cultural District. Goldenrod also has plans for One University, another significant development in the area.

Goldenrod plans to build the Van Zandt in the 2800 block of West Seventh Street and One University in the 3000 block of Morton Street. Combined, these developments represent an estimated $400 million investment in an area seeing a surge of new mixed-use and office projects. After multiple delays in breaking ground, the company has now selected a general contractor and is preparing to begin construction on the Van Zandt next month.

Goldenrod selected OLINE Construction as the general contractor for the Van Zandt. This project has faced two timeline delays this year as Goldenrod amended its economic development agreement and coordinated with Fort Worth Public Works to delay road infrastructure work. The Van Zandt will feature 100,000 square feet of offices, 226 apartments, and 13,000 square feet of retail space. One University will include approximately 115,000 square feet of offices, 242 apartments, and a 176-key Autograph Collection hotel called The Tycoon. Demolition is already underway, and Goldenrod issued a notice to proceed to OLINE on July 25—an important milestone that allows the contractor to assemble crews and release materials.


Expanding into the Dallas-Fort Worth Market

Robert Murray, Chief Operating Officer at OLINE Construction, said the Van Zandt will be the company’s first project in the area. With offices in Omaha, Lincoln, Fort Worth, and Somerville, New Jersey, OLINE sees this as a strong entry into the Dallas-Fort Worth market. Murray expects vertical construction to begin in about three weeks, with an official groundbreaking scheduled for the first week of September.


While Goldenrod has not yet announced the groundbreaking date for One University, Managing Principal Zach Wiegert indicated in March that it should follow a few weeks after the Van Zandt. Wiegert emphasized the importance of having a general contractor experienced in the complexities of urban construction, noting that OLINE brings this expertise to the table.


Part of a Larger Wave of Development

Goldenrod’s projects contribute to more than 400,000 square feet of office space currently planned for Fort Worth. This includes the second office building at Crescent Fort Worth, anchored by JPMorgan Chase & Co. Another major project, still in early planning stages, is a mixed-use development by Larkspur Capital LP and Keystone Group LP that could bring 880,000 square feet of office space—the largest delivery in Fort Worth in more than four decades.
